I want to know more about TheGuarantors’ “Applicant Update” email

This email provides an update on the status of current applicants that you’ve referred to us. While no action is required, there are a few steps we recommend you take to move your applicants through the process more quickly.

A few times each week, we’ll email your team to provide a quick update on your pending deals all in one place.

This email has the subject “TheGuarantors Applicant Update” and the list of applications will be at the bottom of the email.

If a renter hasn’t started their application or if a renter already purchased coverage, they won’t appear in this list.

Do I need to do anything when I get this email?

This email provides an update on the status of current applicants that you’ve referred to us. While no action is required, there are a few steps we recommend you take to move your applicants through the process more quickly.

Here are some common ways that our real estate partners use this email:

  • Look for missing lease details

If we don’t have the lease details for an applicant, the applicant will appear on the table with blanks for their lease start date and lease end date. Until we receive lease details, the renter won’t be able to purchase coverage.                                                     

For these deals, this email serves as a reminder for you to send us the lease details. Open the "Applicant Update" email and reply to it using the template provided below. By providing us lease details, we can promptly arrange for the renters to sign and pay.

            • Leaseholder Names:

            • Lease Term (all free & paid months, excluding early occupancy)

            • Free Rent Amount in dollars (excluding early occupancy):

            • Rent Due at Lease Signing in dollars (NOT Security Deposit):

            • What screening result did this applicant receive? Approved, Approved with Conditions, Denied, or Customized Coverage?

  • Look for incorrect lease details

If we have the lease details for an applicant, you will be able to see their lease start date, lease end date, gross monthly rent, and apartment number in the table. If any of this information is incorrect, please let us know so we can correct it and get you the coverage you need.

  • Look for new applicants

You can use this email to keep an eye on which of your applicants have applied. Renters who have started their application with TheGuarantors and are still in the process of purchasing coverage will show up in this table. You can skim through this list to see if an applicant is in the process of obtaining coverage; and, if they are, what step they’re at. (And if we’re missing the lease details for them, you can provide them by replying to this email.)

Once a renter purchases coverage (or we’re informed that the renter won’t be proceeding), they will stop showing up in this email.

  • Look for stalled applications

You can skim through this email to see which applicants are taking a long time to obtain coverage. You can identify stalled applications by either skimming through the approval date column or by skimming through the applicant names for any applicants who constantly show up on these emails.

We do send reminders to these renters, but you may want to check in with them yourself to give them a nudge and see what’s going on.

What do the different statuses mean?

The current status of the application is listed under “TheGuarantors Application Status.” See below for an explanation of each status type:

- Pending Completed Application - This renter has started their application, but they haven’t finished it so we’re not yet able to process it and provide an approval decision.

- Pending Co-tenant - This renter has completed their application, but they have a co-leaseholder who hasn’t submitted an application with TheGuarantors yet.

- Under review - We have received this application and we’re in the process of reviewing it. You can expect to receive an approval decision from us within 1 day of seeing this Under Review status.

- Approved - This renter has been approved but we don’t have all of the lease details we need to proceed.

- Signature / Payment / ID needed - This applicant is at the last step of the process before we issue coverage, but we’re still missing their signature, payment, and/or copy of government issued ID.

This email isn’t useful for me. Can I opt out of these Applicant Update emails?


Yes, you can reply to the email and ask to be opted out of the Applicant Update emails.


However, please note that for renters who haven't finished their application with us, this email will be the only notification you receive until they’ve completed the application process. (Once renters complete our application, we will still create an email chain for that individual deal to notify you of the approval decision.)


This email also serves as a regular reminder for you to provide lease details for renters who were approved before their lease details were ready.


If you choose to opt out of these emails, you will only receive one request for lease details only at the time the renter(s) has submitted a completed application.
