Why am I receiving renewal reminder emails from TheGuarantors?
You’re receiving these emails because residents at your property have leases expiring soon. We need your team to confirm who’s renewing their lease, transferring units, or moving out so we can follow up with the right residents about renewing their Rent Coverage.
The email has the subject “Action Required: Expiring Lease Guarantee Bonds” followed by a date or timestamp. Resident details will appear in a table in the email or in an attached spreadsheet.
What do I need to do?

Confirm which residents are renewing their lease, transferring units, or moving out.

Submit updated lease details for residents who are staying.

Confirm whether your property requires Rent Coverage for the renewal lease.
Reporting move-outs ensures those residents won’t receive outreach about renewing coverage.
If your property requires residents to renew their Rent Coverage, communicate that requirement early and remind them to complete any outstanding steps before their current coverage expires.
Rent Coverage is not renewed until the resident has signed and paid. Submitting lease details alone does not renew coverage.

How can I check a resident’s renewal progress?
Log in to your portal to track renewal progress and see which residents still need to complete steps. You can also review the renewal status included in the email or attached spreadsheet.
What if I can’t submit updates through the portal?
Reply to the reminder email with the resident names, unit numbers, and renewal lease details so our team can help.
Can I opt out of these emails?
Yes. Reply to the email and ask to be removed from renewal reminders.
If you opt out, your team will still need to track upcoming lease expirations and submit renewal updates through the portal to help avoid gaps in Rent Coverage.
